Watch for curling, cracked or missing shingles, granules in the gutters, attic leaks or daylight, a sagging roofline, and an age of 20+ years. Several of these together usually mean it's time to plan a replacement.

The 7 signs to watch for

One sign alone may just need a repair; several together point to a roof near the end of its life. Here's what each sign means.

Roof warning signs and what they mean
SignWhat it usually means
Curling or cracked shinglesShingles are drying out and losing their seal
Missing shinglesWind damage; the roof is exposed at those spots
Granules in the guttersShingles are wearing out and shedding their surface
Attic leaks, stains or daylightWater is getting past the underlayment or flashing
A sagging rooflinePossible decking or structural moisture damage
Roof age 20+ yearsAsphalt is near the end of its NJ lifespan
Rising energy billsLost ventilation or insulation performance up top

What makes NJ roofs age faster

New Jersey's freeze-thaw cycle, ice dams and storm wind are tough on shingles. Ice dams force meltwater back under the shingles; freeze-thaw cracks aging asphalt; and a single windstorm can lift or tear shingles. Good attic ventilation and ice-and-water shield at the eaves extend a roof's life — both are part of a proper replacement.

Repair or replace?

If the roof is relatively young and the damage is localized, a targeted repair ($400–$2,500)is the right move. If it's 20+ years old, leaking in several places, or storm-damaged broadly, replacement is the safer value. Compare numbers in our roof replacement cost guide and weigh materials in our asphalt vs. metal roof guide.

What to do next

Don't wait for an active leak — water damage to decking, insulation and ceilings costs far more than the roof itself. We inspect, document any damage with photos (useful for an insurance claim), and put honest repair-vs- replace options in writing. A leaking chimney often shows up alongside a roof problem, so we check both — see why chimneys leak.
