Signs You Need a New Roof

New Jersey's freeze-thaw cycle, ice dams and storm wind are tough on shingles. Ice dams force meltwater back under the shingles; freeze-thaw cracks aging asphalt; and a single windstorm can lift or tear shingles. Good attic ventilation and ice-and-water shield at the eaves extend a roof's life — both are part of a proper replacement.

If the roof is relatively young and the damage is localized, a targeted repair ($400–$2,500)is the right move. If it's 20+ years old, leaking in several places, or storm-damaged broadly, replacement is the safer value.
