Why Is My Chimney Leaking?
Last updated June 2026 · NJ Premium Builders
Most chimney leaks trace to one of four things: failed flashing, a cracked crown, porous brick and mortar, or a missing or damaged cap. Finding the real entry point — not just sealing the symptom — is what makes the repair last.
The 4 most common causes
A leaking chimney almost always comes down to where water is getting in. Here are the four usual culprits and what fixes each.
| Cause | What's happening | The fix |
|---|---|---|
| Failed flashing | The roof-to-chimney seal has lifted or rusted | Re-flash and seal the joint |
| Cracked crown | The concrete cap on top has cracked | Repair or replace the crown |
| Porous brick & mortar | Masonry is soaking up rain | Repoint and waterproof |
| Missing / damaged cap | Rain goes straight down the flue | Install a new cap |

Why NJ chimneys leak in the first place
Brick and mortar are porous, so New Jersey's freeze-thaw cycle is brutal: water soaks into the masonry, freezes, expands and spalls the brick — opening new paths for the next rain. A cracked crown or tired flashing then channels even more water in. Catching a leak early keeps a small repair from turning into a full rebuild.
Finding the real source
Chasing a chimney leak by sealing the inside rarely works — the water is coming from above. We inspect the flashing, crown, brick and cap from the roof to find the actual entry point, then fix that component and waterproof the masonry so it stays dry. Because leaks often involve the roof too, we check both — see signs you need a new roof.
What to do next
A chimney leak only gets worse — and more expensive — with each freeze. If you see staining near the chimney, white efflorescence, crumbling mortar or rust on the cap, get it looked at before winter. We give honest, written options and stand behind the fix. See typical pricing in our chimney repair cost guide.
